Women homebuyers in India continue to dominate the residential real estate market, with a growing number purchasing properties for investment rather than end-use, according to the latest ANAROCK Consumer Sentiment Survey for H2 2024.

While end-users still make up the majority, the investment share has risen compared to previous years.

The survey reveals that 69 percent of women homebuyers are purchasing homes for end-use, down from 79 percent in H2 2022, while 31 percent are investing in property, showing a shift in financial planning strategies.

Real estate remains the top choice for wealth creation, with 70 percent of women preferring property investment, up from 65 percent in H2 2022 and 57 percent in H2 2019. Meanwhile, interest in the stock market has declined sharply, with only 2 percent of women choosing stocks in H2 2024, compared to 20 percent two years ago.

High-end property demand is increasing, with more than 52 percent of women surveyed looking for premium and luxury homes priced above 90 lakh rupees, an increase from 47 percent in H2 2022.

Among these buyers, 33 percent are targeting properties between 90 lakh and 1.5 crore rupees, while 11 percent prefer homes priced between 1.5 crore and 2.5 crore rupees. A notable 8 percent of respondents are considering homes priced over 2.5 crore rupees, highlighting the growing number of women high-net-worth individuals in India.

Investment in newly launched projects is on the rise, with 18 percent of women preferring under-construction homes, up from 10 percent in H2 2022.

At the same time, demand for ready-to-move-in properties has dropped to 29 percent, down from 48 percent two years ago. This trend indicates a shift towards long-term investment strategies, as buyers opt for under-construction homes from reputed developers to benefit from lower prices and future capital appreciation.

Besides real estate, gold has seen a slight uptick in preference, with 12 percent of women investors considering it, up from 8 percent in H2 2022.
